Essential Summer Homeowner Tips
Summer is the perfect time to take advantage of the warm weather to get some household chores done around the house. If you’re not sure what should be on your summer home maintenance list, we’ve got you covered. This home maintenance checklist will show you everything you need to do now to keep your home in top shape heading into cooler months.
Power wash the exterior of your home
Heat and humidity can allow mildew and algae to grow on exterior surfaces and this can accelerate deterioration of the surface material over time. Take the chance to power wash your home to remove any build up and give your home a fresh clean look!
Give your HVAC system a quick cleaning
Your HVAC system should be maintained regularly to keep it running at peak efficiency. This includes spraying off the fins of your AC condenser sitting on the outside of your home. These fins can get clogged with dust, dirt, and debris so take a garden hose and spray off these surfaces. This will allow the unit to operate more effectively. Also, regularly check your HVAC filters (they are either located at your furnace unit or behind the return vent cover in your home. These filters should be changed on a regular basis based on the manufacturer’s recommendation. A clogged air filter impedes the flow of air through the system. This causes the temperature inside the evaporator coil to drop excessively, causing condensation to freeze on its surface. The freezing will reduce the system’s ability to remove heat from the air and eventually cause your air conditioner to break down.
Give your lawn mower a tune up
During summer months, lawn mowers can get a lot of use and it is essential they get properly cleaned and tuned up so they can continue to perform at top efficiency. Debris can build up on the underside of the mower. For safety purposes, the spark plug should be disconnected and the blade removed, then safely remove all built up grass clipping and debris. This will reduce any rust or corrosion and allow for all parts to operate effectively.
Inspect your deck for damage or deterioration
Decks are a great way to enjoy the outdoors, but since most decks are built with wood products, they are susceptible to deterioration and wood rot. Take a few minutes to visually inspect your deck boards, guard rials and support/framing and replace any portions that are damaged or have evidence of moisture damage.
Reverse your ceiling fans to turn counterclockwise
This pushes air down into your room and can reduce the room temperature up to 4 degrees!
Vacuum your dryer vent
Dryer lint can build up quickly and can cause a restriction in the vent which could cause a house fire. Take some time to vacuum your dryer vent or call in the professionals to make sure your dryer vent is clear of any debris. This will also cause your clothes to dry more quickly.
